Energy Performance Certificate - EPC

The EPC (Energy Performance Certificate) is a control tool that represents the energy performance of buildings on a scale from A4 to G (10 letter scale).
The Energy Performance Certificate is therefore a document that indicates the level of energy efficiency of buildings, taking into account several parameters:
- The geometrical features of the property
- The features of walls and fixtures
- Energy efficiency linked to consumption and heating and hot water production systems
- Healthiness of indoor areas
- Renewable energy production systems
What are the purposes?
The main purposes of the EPC are certainly related to the economic convenience of buying / renting a property. However, one aspect must be considered fundamental: the certification brings advantages for properties characterized by low energy consumption. The ultimate goal is to encourage the construction of buildings with high energy efficiency and energy renovations that limit CO2 emissions.
The EPC is mandatory from July 1, 2009 in case of buying and selling of buildings and from July 1, 2010 in case of renting. The validity of an EPC is, in most cases, 10 years.
Professional figures
The EPC is compiled by an accredited person called the energy certifier, who is usually a technician qualified to design buildings and installations such as engineer and surveyor or architects, who has specific expertise in energy efficiency applied to buildings.
